Artikel ini akan membahas 7 perhitungan dasar struktur rumah 2 lantai yang perlu Anda ketahui sebelum memulai pembangunan. Jangan sampai bangunan impian Anda justru menjadi beban di kemudian hari!
1. Perhitungan Beban Mati dan Beban Hidup
Dalam dunia konstruksi, beban terbagi dua: beban mati (dead load) dan beban hidup (live load). Beban mati meliputi berat seluruh material bangunan seperti beton, bata, atap, dan lantai. Sedangkan beban hidup adalah berat penghuni, perabotan, serta aktivitas di dalam rumah.
Mengapa ini penting? Karena dari sinilah kita menentukan kekuatan elemen struktur, seperti balok dan kolom. Beban yang tidak dihitung dengan benar bisa membuat bangunan cepat rusak.
Contohnya, untuk rumah 2 lantai standar, beban hidup di lantai atas biasanya sekitar 250 kg/m², sementara beban mati bisa mencapai 300 kg/m² tergantung jenis material. Total beban ini digunakan sebagai dasar menghitung dimensi struktur.
Menurut American Society of Civil Engineers, sekitar 30% kegagalan struktur terjadi akibat kesalahan dalam perhitungan beban. Ini mempertegas pentingnya ketelitian dalam tahapan desain.
2. Perhitungan Dimensi Pondasi
Pondasi adalah elemen paling krusial dalam struktur rumah bertingkat. Salah satu kesalahan umum adalah menyamakan pondasi rumah 1 lantai dengan 2 lantai. Jelas berbeda!
Untuk rumah 2 lantai, pondasi umumnya menggunakan jenis foot plat atau cakar ayam dengan kedalaman minimal 80–120 cm, tergantung jenis tanah. Dimensi pondasi ditentukan dari total beban di atasnya dan daya dukung tanah di lokasi proyek.
Bahkan Badan Standarisasi Nasional (BSN) melalui SNI 03-1726-2019 mengatur standar minimum perhitungan struktur rumah, termasuk pondasi.
3. Perhitungan Kolom dan Balok
Kolom dan balok adalah “tulang” utama struktur rumah dua lantai. Perhitungan dimensi kolom dan balok harus didasarkan pada total beban yang akan ditanggungnya, termasuk beban gempa jika berada di wilayah rawan.
Sebagai acuan kasar, kolom lantai dasar minimal berukuran 20×20 cm dengan tulangan utama 8D13 dan sengkang Ø8-150. Namun, ini tetap harus disesuaikan dengan perhitungan riil oleh tenaga profesional. Balok pun harus mampu menyalurkan beban dari lantai atas ke kolom tanpa lendutan berlebihan.
4. Perhitungan Plat Lantai
Plat lantai (pelat beton) lantai dua harus mampu menahan beban penghuni dan aktivitas di atasnya. Ketebalan plat beton biasanya 12 cm dengan tulangan Ø8-200. Namun, jika ruang di atas difungsikan sebagai ruang keluarga atau ruangan padat aktivitas, maka perlu penyesuaian.
Selain kekuatan, lendutan (defleksi) plat juga harus dikendalikan agar tidak terasa goyang saat diinjak.
5. Perhitungan Struktur Atap
Struktur atap, terutama jika menggunakan rangka baja ringan, juga harus dihitung agar tidak memberatkan struktur bawah. Meskipun terlihat ringan, beban angin dan beban titik (seperti water heater) bisa menimbulkan masalah bila tidak diperhitungkan.
Bentuk atap pelana, misalnya, harus diperhitungkan kemiringannya agar tidak terlalu curam atau landai, yang bisa berpengaruh pada tumpuan struktur utama.
6. Perhitungan Gempa dan Angin
Indonesia adalah negara yang rawan gempa. Maka, struktur rumah 2 lantai harus memperhitungkan gaya lateral seperti gempa dan angin.
Dalam perhitungan struktur rumah 2 lantai, harus ada pengaku (bracing) atau dinding geser (shear wall) yang bisa menahan gaya horizontal. Ini biasanya dilakukan di tahap perencanaan awal oleh insinyur sipil atau arsitek.
Merujuk pada peraturan PUPR, struktur bangunan harus memenuhi standar ketahanan terhadap gempa sesuai zona wilayahnya.
7. Perhitungan Saluran dan Jalur Utilitas
Yang sering terlupakan adalah perhitungan lubang-lubang pada struktur untuk instalasi listrik, pipa air, dan AC. Lubang sembarangan di plat atau balok bisa merusak kekuatan struktur secara keseluruhan.
Itulah mengapa desain jalur utilitas harus direncanakan bersamaan dengan struktur agar tidak saling mengganggu.
